Pre-construction Planning

Planning is the most important stage of a construction project — and where DeLeers provides you with the greatest benefit when involved early. Prior to construction, DeLeers will work with you and your architect to review and finalize your construction plan. Our involvement upfront includes:

  • Reviewing proposed design options and offering costs and timelines for each
  • Evaluating potential construction methods and materials
  • Providing feedback on construction feasibility
  • Value engineering suggestions to improve the fit of your needs and budget.
  • Site review, regulatory concerns, geotechnical surveys and site research.

Contracts & Financing

DeLeers estimating staff and project managers work behind the scenes to develop pricing based on the plans, specifications, and scope of your project. Once the price has been fine tuned and agreed to, clear, concise contract documents are prepared.

Contract details include:

  • Description of work
  • Terms of payment
  • Commencement and completion dates
  • Insurance, warranty, and dispute resolution issues.

After contract documents are signed, loans are typically opened, or proof of financing is established. We are familiar with most local banks and mortgage companies and are happy to help make arrangements for your financing needs.

Permits, Scheduling & Purchasing

During this phase, we secure building permits and any necessary architectural approvals needed to proceed. A construction schedule is developed, including timetables for various building stages and finalized material selections and design decisions. We also order materials and supplies, and begin coordinating with subcontractors for any specialty work that may be needed. Should you desire to bring in other contractors or use other suppliers, we’ll work with them as well to assure a seamless process.

Construction Stage 1

Kicking construction off is perhaps the most exciting phase. We start with site work, which involves clearing topsoil, rough groundwork and excavation. After some additional site prep details, the foundation for your structure follows, including the concrete footings and stem walls on which it will sit. Time for each stage will vary, depending largely on the square footage and the unique features of your building.

Construction Stage 2

After we have a strong foundation in place, we move forward with building the exterior shell, roughing-in and framing. When the framed structure of your building is in place, we weatherproof by installing exterior doors, windows, roofing, and exterior siding. With the interior protected from the elements, we then move on to rough utilities, including electrical, plumbing, mechanical, HVAC, and technical systems. Prior to installation, we schedule a walk-through with the owners to review progress and identify locations of electrical devices.

Construction Stage 3

This is the point where your building really begins to take shape. Interior construction, interior and exterior finishes, and landscaping begins. We’ll start installing your walls, ceilings, and floor surfaces. Next, we’ll we work on items such as finish carpentry, painting, cabinets, and countertops, followed by plumbing and lighting fixtures. If a design includes any custom cabinetry or built-in furniture, we’ll begin installing that as well. Upon completion of the finishes, we schedule a walk-through to review exterior site work and landscape layout, including parking facilities, common areas, patios, landscape and lawn installation.

Project Wrap-up

Nearing the end of construction, DeLeers Construction Management and the entire commercial design team perform a Quality Control review and inspection. The goal is to address and correct any outstanding issues. After final inspections by local officials, you’ll receive a formal certificate of occupancy. We’ll walk you through your new building for a final inspection and orientation to systems, amenities and warranties, and after final billing we’ll close on the project.

Post-Construction

Though the project may now be completed, our service isn’t. DeLeers remains at your call for additional touch-ups, and installations of owner-provided furnishings and accessories. We’ll conduct 30-day and 12-month follow-ups to determine if any additional items need adjustments or fine-tuning, and to verify your satisfaction with your new building.
